Mobile / Modular Home Air Duct Cleaning
Scope of Work and How to Prepare for Your Appointment

We need to ensure there is proper ducting to hook up our vacuum for cleaning the system. If you look in one of the vents at the end of the home (usually under a bedroom or living room window), you should see a metal rectangular duct. For double-wide homes, this will be on both sides of the home. If you only see flexible ducting when looking in these vents, unfortunately we can not hook up the vacuum to clean the air handling system.
We will need an easily accessible 220/240v outlet to plug in our duct cleaning vacuum (electric stove or dryer outlet).
How to Prepare for Your Appointment:

Work Area: Please ensure there is ample room to work around the air handler and throughout the home. This includes ensuring that stairs, hallways and ladings are clear before your appointment. We will require a pathway of at least 2.5 feet wide, from the entrance to the air handler so we can bring in tools and equipment.

Exposed Ducting: (unfinished area), we recommend wiping down the top of the ducting prior to your air duct cleaning appointment. This is because the agitation from cleaning the inside of the air ducts will often vibrate any dust and debris off the top of the ducting. We are not responsible for cleaning the exterior of the air ducts, only the interior.

Parking: Our van will need a fairly level parking spot as our air compressor works best when it is level. Parking near the closest entrance to where the furnace is located is ideal, if available.
Scope of Work:
Mobile homes have to be cleaned a bit differently than a regular house. This is because of the belly band under the home which prevents the ducts from being accessible from underneath. To clean mobile homes, we hook our vacuum up to one end of the main duct in the house. If it is a double wide, we will hook our vacuum up to each of the main ducts separately because they each run the length of the home.

We start with a walkthrough of the home.

We then test the air handling system before and after cleaning to ensure it is functioning properly.

The power supply to the air handling system is then turned off. You will have no heat or air conditioning during the cleaning.

We begin by cleaning any loose dust and debris inside of the furnace cabinet.

We connect the vacuum to one of the registers that is directly connected to the main trunk. This register will be located at one end of the home.

Using high-powered compressed air and agitation devices, we move throughout the home to each register and slowly clean the inside of the ducts.

Floor/wall register covers are cleaned using compressed air as well as wiping them down with a damp cloth, if required.

Evaporator coil (if applicable) - If you have a heat pump and the evaporator coil is heavily contaminated, it may require additional cleaning by an HVAC technician.

Furnace filters are either cleaned or replaced at the end of the job. We do carry some common filters. Please let us know in advance if you would like to purchase a filter from us.

All access points are properly sealed after cleaning.
Important Things to Note:

We do not disassemble your air handler.

We are unable to remove sludge, grime or sticky substances from the air ducts or air handler.

Floor/wall register covers are cleaned using compressed air as well as wiping them down with a damp cloth, if required. If the register covers have been painted on or secured with a material other than screws, these must be removed prior to your appointment.

If an air handling unit or heat pump coil are extremely dirty due to lack of maintenance, further cleaning may be necessary, beyond what we are able to offer.

We are not held liable for any damage/disconnections caused to electrical or plumbing that are located inside or around air ducts. Our tools are designed to be used around wiring and piping that has been properly installed and secured in and around air ducts, without risk of causing damage.

In the case that an air handler fan motor is heavily coated in dust: Sometimes the dust will act as an insulator and removing it can cause the fan motor to stop working once the dust has been removed.

We are not held liable if one of our airlines or whips becomes lodged / lost in an air duct and we are unable to retrieve it. Our tools are designed to move smoothly through air ducts and around corners without becoming stuck.

A service call fee of $100 + GST will apply for bookings cancelled within 24 hours of the scheduled arrival, if our technician arrives onsite and is unable to perform the job due to misinformation being provided during booking, inability to perform the job for safety reasons, or inability to perform the job due to lack of space to work (items not moved away from vents, air handler and exposed ducting).

Our tools are designed to be used around wiring and piping that has been properly installed and secured inside of air ducts, without risk of causing damage. If we are unable to perform an air handler system test prior to beginning work, we are not held liable if the air handler does not turn on or there are operational issues after the work has been completed.
Crawl Space Access: This is not required when cleaning the air handling systems for mobile / modular homes.
